New Builds

New Builds

Building a custom home is the largest construction project most people undertake — and the quality of the general contractor determines the quality of the result. We manage every phase: pre-construction, permitting, subs, inspections, and closeout. We don't disappear between milestones and we don't hide problems.

HVAC

HVAC

A whole-home or major room remodel touches every trade and requires a general contractor who can manage the sequence — demo, rough-in, inspections, finishes, and coordination between subs who are all working in the same space at the same time. We do this every day and have systems for keeping it from becoming a chaos project.

Kitchen & Bath Remodeling

Kitchen & Bath Remodeling

Kitchen and bathroom remodels are the highest-ROI projects in most homes — and also the most disruptive. Losing your kitchen for six weeks is a real cost, and it gets worse when a project stalls waiting on a cabinet order nobody tracked or an inspection nobody scheduled. We manage the sequence so downtime is minimized: demo and rough-in happen fast, inspections are pre-scheduled, and cabinet and fixture lead times are confirmed and built into the schedule before we start. In older Twin Cities homes, demo frequently turns up outdated wiring, plumbing that doesn't meet code, or subfloor that needs work — we plan for that possibility up front rather than discovering it midway through and handing you a change order.

Interior Finishes

Finish work is where a project either comes together or quietly falls apart. It's also the phase most likely to get rushed, because it happens at the end when the schedule is tight and everyone wants to be done. Gaps at the trim joints, doors that don't close cleanly, paint lines that wander, outlet covers that sit crooked — none of it is structural, and all of it is what you look at every day for the next twenty years. We treat finish work as its own phase with its own standard, not as the cleanup at the end of the real work.

Hardwood Flooring

Hardwood Flooring

Hardwood is the flooring people notice and the flooring most likely to be installed badly. Nearly every failure traces back to the same short list: material that wasn't acclimated to the house before installation, a subfloor that wasn't flat or dry, or no expansion gap left at the walls. Minnesota makes this harder than most places — indoor humidity swings dramatically between a humid August and a bone-dry January, and wood moves with it. Boards that were laid tight in summer open up in winter. We test subfloor moisture, let material acclimate on site, and account for seasonal movement in the layout. That's the difference between a floor you refinish in twenty years and one you replace in five.

Basement Finishing

Basement Finishing

Finishing a basement is the least expensive way to add real living space to a home, and the easiest project to do wrong in ways that don't show up for years. Two things determine whether it works: water and code. Any moisture issue has to be solved before framing starts, because drywall and carpet over a damp slab becomes a mold problem instead of a family room. And basements carry code requirements the rest of the house doesn't — egress windows in any sleeping room, ceiling height minimums, fire blocking, and access to mechanicals that inspectors will check. We handle the permitting, sequence the mechanical rough-ins around the framing, and build in the insulation and vapor detail that Minnesota basements need to stay warm and dry.
